Homeowners

Parking

  • Additional parking on 208 Street from 87 th Avenue to 92 Avenue
  • Please do not park blocking the sidewalk and swales it’s against Town of Cutler Bay
    regulations.
  • Please do not park on swales.
  • If you are having an event at your home, please communicate with your neighbor’s and
    arrange for temporary parking

Lake

  • Areas around the lake area are Cantamar Homeowner common areas, maintained by the
    HOA.
  • There is no Fishing, Swimming, in the lake.
  • If you see individuals Fishing or Swimming in the lake or Camping around the lake, please
    call the authorities at the non-emergency number at 305-476-5423.

Boat

  • Boats may not be parked in driveway or street overnight.
  • Boats stored on homeowners’ property – property must be fenced, boat covered, etc.
  • Please refer to the Miami-Dade County/Town of Cutler Bay guidelines for storage and
    parking.

Tiki Huts/Playground-Swing Sets/Sheds-Storage Units

  • If the Item extends above the homeowner’s fence or if the yard is not fenced, the items require ACC approval are required via the ACC e-Form on the website.

House Trim and Paint

  • The choice of color must satisfy the approved guidelines.
  • ACC approval is required via the ACC e-Form on the website.

Awnings

  • Front or Rear: ACC approval is required via the ACC e-Form on the website.

Fences

  • ACC approval is required via the ACC e-Form on the website.
  • Town of Cutler Bay and Miami Dade County Permits are required.
  • Lakefront Homes
    • White Aluminum fence of four (4) feet in height is approved.
    • The aluminum fence perpendicular to the side wall of the residence may be
      constructed to the side of the property line.
    • Wood fences constructed on the side of property lines shall not extend beyond the
      front and back wall of the residence.
    • A three (3) foot hedge shall be permitted on lake lots if the homeowner obtains
      signatures of both neighboring homeowners prior to the ACC e-Form on the website
      submittal.
  • Non-Lakefront Homes
    • Wood fences, either of the privacy shadowbox or solid (board on board are
      permitted.
    • Wood fences shall be six (6) feet as measured from the immediate finished gate on
      the adjacent property or public right of way.
    • Corner Lot Properties: all structure elements of wood fence shall be on the fence
      side facing the homeowner’s property.
    • Wood fence must be stained with an ACC approved stain.
    • Wood fence must be maintained in good condition.

Basketball Goals

  • Must no be permanent and must not be left in the front of the house overnight.

Pools and Spas

  • Pool equipment must be completely screened from view.
  • Pool maintenance vendors must access the homeowner’s backyard traveling across the
    homeowner’s lot.
  • Building a pool:
    • ACC approval is required via the ACC e-Form on the website.
    • Town of Cutler Bay and Miami Dade County Permits are required.
    • Pool contractors must be licensed.
    • Pool contractor must access the homeowner’s backyard traveling across the homeowner’s lot unless specific, written permission has been obtained from the adjacent homeowner’s and submitted with ACC e-Form on the website.
    • Pool contractors may not place signs in the yard promoting their company.
