It takes a lot of direction to keep a neighborhood as nice as Cantamar is.
When the neighborhood was built, certain guidelines were put in place
to ensure that the community is maintained to this standard.

as well as ACC forms so any architectural modifications can be approved.
We also post the Budget so you see how your Board is spending all of our money
to maintain and improve this wonderful community.
At the October 2019 meeting, the Board of Directors approved the 2020 Budget.
In consideration of maintaining services as we have come accustomed to, and price increases for these services over the past few years, it was necessary to increase the HOA Fees from $46 to $50 per month per home. The Board will continue to do everything possible to save money where and when it can, but in order to properly fund the Reserves and Operations this increase was needed.

The Covenants & Restrictions for Cantamar Residents
This is the document which outlines all the guidelines under which the community operates. All homeowners agree to abide by them, so it’s important you are familiar with them. This document is a “.pdf” and is 64 pages long. It may take a while to download to your computer, so be patient.
Changes to HOA Documents Approved
At the October 2010 Meeting, changes to our documents to allow for the Screening of Renters were approved.
Rules & Regulations
These Rules & Regulations were developed by your fellow neighbors, approved by the Board, and filed with Miami-Dade County. They act as a supplement to the Covenants and Restrictions to help direct homeowners in their planned home improvements.
Please be sure to refer to these prior to submitting your plans for approval. It will assist in getting your plans approved.

How to Submit Your Improvement Plans

Submit the completed form to Stephanie at T&G Management at firstname.lastname@example.org, along with your plans, photos and samples (see page 2 of the Form for requirements). Stephanie will forward your application to the chairperson of the Architectural Control Committee (ACC) for the committee to review. They will turn it around as quickly as possible and get it back to T&G. T&G will send out the approval or disapproval letter. Allow up to 30 business days for approval.
Note that if your improvement requires a permit, you must submit a copy of the permit to T&G Management. If it is not practical to submit the permit with the application, the ACC will make your approval subject to receipt of permit. You will need to mail in a copy of the permit once you get it.
